Building Plan Review

  • Four (4) sets of building plans
  • Owner's name, job address, name and address of all consultants (structural, energy, soils, acoustical, mechanical, electrical etc.) associated with this project., legal description, APN
  • Scope of Work, clearly defined on the first sheet of plans.
  • Type of Construction, Type of Occupancy, Square footage of structures, dwelling, garage, storage, covered patio, etc. on first sheet of plans
  • Sheet index
  • Scaled plot plan, showing location of all structures and pool on lot. Identify all property lines. Show north arrow. Show all proposed and/or existing setbacks.
  • Show dimensions of all projections (eaves, balconies, fireplaces, etc.)
  • Foundation plan for proposed addition and foundation plan for existing structure directly adjacent and affected by the addition.
  • Framing sections including roof and floor framing
  • Roof plan showing the slopes and location of valleys, hips, roof and ridge lines. Also, indicate roofing materials.
  • State Title-24 Energy forms
  • Any other information relevant for Code Compliance.
  • Two (2) sets of structural calculations
  • Two (2) soils report
  • One (1) set of any other documents pertaining to building plan checks

Electrical Plan Review

  • Two (2) sets of Electrical plans
  • For reference 1 set of architectural and civil plans, referenced plans shall be noted "for reference only" and not be stapled to Electrical plans when submitted separately.

When required by the Building Official to verify compliance with Electrical Code, relevant laws, ordinances, rules and regulations; plans and, when deemed necessary by the Building Official, calculations, and other required data shall be submitted for plan review. The building official may require plans and calculations to be prepared by an engineer registered by the State to practice as such. Only after the plans have been approved may the applicant apply for an electrical permit for such work.

Separate Electrical Code plan review is required for any of the following:

  • To verify compliance with State energy requirements when such information is not shown completely on the building plans;
  • Any installation of any equipment rated at 400 amperes or larger;
  • Any installation of a subpanel, switchboard or motor control center having a rating of 400 amperes or larger;
  • Any installation of a motor rated more than 10 HP;
  • Any installation of a transformer, generator, uninterruptable power supply (UPS), phase converter, capacitor, rectifier or other separately derived system;
  • Any installation of a storage batteries;
  • Any installation of equipment rated above 600V;
  • All motion picture theaters;
  • Assembly rooms having an occupant load exceeding 500 occupants;
  • All gas stations, repair garages and similar locations classified as Hazardous in Chapter 5 of this Code;
  • Spray booths;
  • Installation of lighting fixtures weighing more than 300 pounds;
  • Installation of any illuminated sign.
  • Any installation in a building of Type I-A, Type II-A , Type III-A, Type IV or Type V-A fire-resistive construction where penetrations are required of fire-resistive walls, floors or ceilings.
  • Whenever Building Official deems necessary to verify compliance due to nature of the scope of work.

Mechanical Plan Review

  • Two (2) sets of Mechanical plans
  • For reference 1 set of architectural and civil plans, referenced plans shall be noted "for reference only" and not be stapled to Mechanical plans when submitted separately.

When required by the building official to verify compliance with Mechanical Code, relevant laws, ordinances, rules and regulations; plans and, when deemed necessary by the building official, calculations, and other required data shall be submitted for plan review. The building official may require plans and calculations to be prepared by an engineer registered by the State to practice as such. Only after the plans have been approved may the applicant apply for a mechanical permit for such work. The building official may also require such plans be reviewed by other departments and/or divisions of the City to verify compliance with the laws and ordinances under their jurisdiction.

Separate Mechanical Code plan review is required for any of the following:

  1. To verify compliance with State energy requirements when such information is not shown completely on the building plans;
  2. Installations where the aggregate BTU input capacity for either comfort heating or comfort cooling is more than 500,000 BTU;
  3. Type I or Type II commercial hoods;
  4. Parking garage exhaust ventilation systems;
  5. Product conveying duct system;
  6. Spray booths;
  7. Stair pressurization systems;
  8. Installation of fire dampers, smoke dampers and/or combination smoke/fire dampers;
  9. Air moving systems supplying air in excess of 2000 cfm and where smoke detectors are required in the duct work;
  10. Any installation in a building of Type I-A, Type II-A, Type III-A, Type IV or Type V-A fire-resistive construction where penetrations are required of fire-resistive walls, floors or ceilings.
  11. Whenever Building Official deems necessary to verify compliance due to nature of the scope of work.

Plumbing Plan Review

  • Two (2) sets of Plumbing plans
  • For reference 1 set of architectural and civil plans, referenced plans shall be noted "for reference only" and not be stapled to Plumbing plans when submitted separately.

When required by the building official to verify compliance with Plumbing Code, relevant laws, ordinances, rules and regulations; plans and, when deemed necessary by the building official, calculations, and other required data shall be submitted for plan review. The building official may require plans and calculations to be prepared by an engineer registered by the State to practice as such. Only after the plans have been approved may the applicant apply for a plumbing permit for such work. The building official may also require such plans be reviewed by other departments and/or divisions of the City to verify compliance with the laws and ordinances under their jurisdiction.

Separate Plumbing Code plan review is required for any of the following:

  1. For any restaurant which requires a grease trap or a grease interceptor;
  2. Any facility which requires a sand/grease clarifier;
  3. Plumbing Systems with more than 216 waste fixture units;
  4. Potable water supply piping required to be 2" or larger;
  5. Fuel gas piping required to be 2" or larger;
  6. Fuel gas piping containing medium- or high-pressure gas;
  7. Combination waste and vent systems;
  8. Plumbing fixtures located below the next upstream manhole or below the sewer main;
  9. Chemical waste systems;
  10. Rainwater system employing a sump pump;
  11. Grey water systems;
  12. Any type of sewer ejection system or lift station;
  13. Any installation in a building of Type I-A, Type II-A, Type III-A, Type IV or Type V-A fire-resistive construction where penetrations are required of fire-resistive walls, floors or ceilings.
  14. Whenever Building Official deems necessary to verify compliance due to nature of the scope of work.
